2016 was a record breaking year for both Haliburton and Muskoka Cottage Sales and for the first time in many years we had an inventory issue. NOT ENOUGH LISTINGS and TOO MANY BUYERS.

After several lackluster years, Haliburton and Muskoka cottage sales soar in 2016 with quicker sales, multiple offers, and increase in sales and prices across the board, reports Rob Serediuk, host of Cottage Life TV’sWhat’s For Sale and realtor with Chestnut Park Real Estate Limited, Brokerage’s  Cottage Country Team serving the Haliburton and Muskoka markets

Muskoka, Ontario – After several lackluster years, Ontario’s cottage country real estate market is finally flying high. Until now, the market has been struggling since the last recession hit recreational real estate in Ontario hard. According to cottage country real estate agent Rob Serediuk, the market has dramatically changed in Muskoka and Haliburton, the province’s favorite cottage country destinations.  “While not in the same league as the over-heated Toronto and Vancouver markets, sales in Haliburton and Muskoka real estate have soared,” reports Serediuk, who as well as being a busy realtor leading the Chestnut Park Real Estate Limited’s Cottage Country Team (www.cottagecountryteam.com), is the host of the popular Cottage Life TV show What’s For Sale.  

“The Muskoka and Haliburton market has seen its best numbers since 2007 in all price categories. It is now November, and I haven’t stopped working. 2016 has been a crazy year.  This year, the number of units sold in Muskoka to date, including waterfront cottages, waterfront lots and residential, is up 26%* from last year and the total dollar value of all units sold rose 38%*. In Haliburton, the number of units sold this year to date is up 15.9%* from 2015 and total dollar value is up 27%*. The market has now reached a point where we have too many buyers and not enough inventory. Places are selling fast, and in some cases, there are multiple offers. I haven’t experienced anything like this since I started selling recreational real estate, just after the recession. My timing was not ideal. I left the comfort of my corporate job to open a ChestnutPark real estate office serving Haliburton and Muskoka just as the market crashed and buyers disappeared. Each year I patiently waited for the market to recover, and each year saw very little improvement, until now,” says Serediuk.





“I anticipate that the strong recreational real estate market in Ontario will continue through 2017. Waterfront property is a good solid investment, and as cottage prices climb, more buyers will want to get in on the action; building equity while they enjoy the cottage lifestyle. And, it appears that interest rates will remain low for the foreseeable future, keeping cottage ownership affordable, for the time being. 2017 is just around the corner, and if you are thinking of buying or selling a cottage property, you should first do some research before the buying season begins in early spring. Haliburton and Muskoka are both fabulous places to cottage, but they are entirely different markets.  We have found that high-end cottage buyers who are interested in waterfront estates in the $1.5M plus range, almost exclusively want to look at properties in Muskoka and on one of the Big 3 Lakes only. In Haliburton, cottage sales are generally in the $300k to $700K range with fewer sales over $800K. Cottage buyers in Haliburton often get more cottage, waterfront, and privacy than if they bought in Muskoka for the same money.  However, Muskoka has a certain panache that has made it one of Ontario’s most beloved and coveted vacation destinations for generations. For many owning a cottage in Muskoka is worth the price,” explains Serediuk.

2016 Cottage Sales Surge But Price Remains The Most Important Factor


  • If a property is priced right (and not well above the average sale for the area) chances are high it will sell. The higher the price the less Buyers there are for your property
  • There is a Buyer for every property however if your property is over priced, priced well above the average sale, or has a major barrier, chances are it will not sell
  • Buyers are essentially looking for the same features no matter what the price
    • Easy access from the cottage to the waterfront
    • Clean / weed free shoreline
    • All day sun exposure
    • A well cared for cottage that shows well and requires little to no work for the Buyer
    • Medium to large lake suitable for boating activities




Why do Buyers choose Haliburton?


  • Haliburton has many attractive features for the cottage Buyer
  • Clean lakes in beautiful Algonquin style setting
  • They get more bang for their dollar compared to Muskoka and The Kawarthas 
  • Offers year round recreational activities 
  • Generally can get more privacy and a better lot compared to other areas

Haliburton also has barriers that prevent certain Buyers from purchasing
  • Limited services and amenities in Haliburton and Minden
  • Drive time from GTA can push 3+ hours
  • Most lakes do not have any services (marina, restaurant access)
  • Lack of historical sales in $800,000+ market makes high end Buyers nervous that they will not be able to sell for what they paid should they need to sell a few years down the road

Kennisis Lake is the largest lake in the Haliburton Highlands with a surface area of over 1,640 hectares (4,100 acres) in the area of Ontario just south west of Algonquin Provincial Park. From end to end, the lake is approximately 23 kilometres (14 mi) long.[1] There is a smaller counterpart, named Little Kennisis Lake

The Haliburton 2016 Real Estate Market January to August 31 2016
  • The under $700,000 market is the strongest it has ever been
  • 80% of all waterfront sales in Haliburton are under $500,000 – this is the main Buyer for the area
  • There have been 54 sales in $500,000 to $800,000 – 14% of total sales
  • The $800,000 to $1M market is challenging and with 10 sales
  • The $1M+ market has had 10 sales with the highest coming in at $1,350,000
  • Out of the 10 sales the average sale to list price is 90.2% and out of the 10 sales, 9 of them took at least 2 price decreases
  • If taking original list price into account, the sale to original list price is 82.4%


 The Muskoka 2016 Real Estate Market January to August 31 2016

Though only an hour from Haliburton, it is a different world

  • The Muskoka market has seen its best numbers since 2007 in all price categories 
  • Over the years our brokerage has executed numerous marketing tactics to try attracting Buyers with $800,000+ budgets to Haliburton 
  • There are major differences between Haliburton and Muskoka and it has proven a very daunting task to try and get Buyers to consider Haliburton
  • In the under $1M market, Buyers a tend to be a little more flexible in the area they are looking in, but in the $1M+ they are not – they want Muskoka
  • In fact, these Buyers don’t just want Muskoka but want a specific Muskoka Lake – mainly the Big 3
  • Almost all $1M+ sales are on Lake Muskoka, Rosseau and Joseph – with Lake Of Bays the next choice
